At the Mar 27, 2024 meeting, BPS reviewed the major changes made to the site plans (see "BPS - Feb 2024 Revised Plans!!!!" for full details) and testimony was presented concerning a market study BPS had recently commissioned (please see "Mar 27 Zoning Board Summary" for a summary of that meeting). The application will continue on Wed, May 15 at 6:30 PM in Borough Hall. There will likely be come follow-up to address corrections to site plans, but there does not seem to be any new major testimony left for BPS to present. As a result, the May 15 meeting may be when we finally get to the resident comments and feedback phase of the application.
In case this does occur, please come to the May 15 meeting with all of your comments and feedback already fully prepared!!! We also recommend that you bring along printed copies of any remarks that could be given to the board; it would he helpful for them to have physical responses from residents and not just rely on memory (especially if we have a lot of residents who wind up speaking!!!).

BPS Development LLC has submitted an application to the Florham Park Zoning Board of Adjustment to build a 71,500 square foot nursing and memory care facility at the corner of Elm Street and Columbia Turnpike.
In addition to building on the current vacant lot, they are buying the residential home adjacent to it and tearing it down in order to build the facility.
BPS is asking to change the current R-25 zoning that permits only single-family residential homes to be built on Elm Street and are also asking for more than 6 major variances to current zoning restrictions due to the building being built on a lot that is far too small for it.
If they are allowed to destroy long-established restrictions on allowing non-residential buildings in residential neighborhoods, how long will it be before a similar situation occurs next door to you as well? See the "What If?" page for what this could mean for other Florham Park neighborhoods!
